As I mention in a earlier post Don't wait to buy or sell. With the extension of the Homebuyer Tax credit to people looking to upgrade or downgrade if they have lived in their property for over 5 years the time is now and you better get a move on it. Rates are on the rise according to many sources as you can see below. Low Mortgage Rates Could Be Ending Home loan rates below 5 percent are about to disappear, predicted Denis Salamone, COO of Hudson City Bancorp, the nation’s largest thrift.
"I don't think the market will stay this low for many more months," Salamone said Tuesday.
Salamone said that despite the Federal Reserve’s decision to keep short-term rates low, if the Fed buys fewer mortgage-backed securities, loan rates will rise.
It will take another 12 to 24 months to sell off excess inventory and until that happens, housing prices may continue to fall, Salamone said.

Sellers dont worry buyers are starting to flood the market. In the past three weeks I have executed six contracts; this gives me hope that the market is not only not in a downslide but it is making a raging move forward. Now keep in mind that most of these contracts are for homes that were priced competitively not the ones listed for top dollar. Homes are moving but sellers make sure you listen to your Realtors and make sure you list it for good price. Look at it this way if you were looking for a home in todays market and you happened to look on your street what would you look for. Make sure that you can look at your home today and still want it as much as the day you bought it. To answer we have to first realize what is El Paso is not we are not a economy based on the normal rise and fall of the United States Economy. El Paso is insulated from the risk based on the extent of other economic non-affected businesses in El Paso and the fact that when the Government wants to stimulate the economy they spend a lot of money on Military and we have a lot of military. We have seen the recourse of bad financing though and this is the only reason we are seeing any downward motion in the housing market. IT is becasue we are flooding the market with home that are bank owned and repos which are not selling at fair market value which means values are going down. We are also being affected by the main stream media. People hear Doom and Gloom and they react to doom and gloom. Don't worry though El Paso will come shining through and I predict it will be in the near future once people stop focusingon the negative and we get rid of the Repos So start buying those REOS and lets all makes some money.
